Identify your priorities
Make a list of “must-haves” that would make a house a dream home for you. Now, which conventional items can you do without to help you dedicate more funds to what’s really important? Perhaps a European laundry will suffice over a full laundry room. Maybe you simply don’t need a fourth bedroom or formal dining room? Cut out the waste.
Choose a builder wisely
Don’t just go with the first builder you talk to. Be upfront with them about your budget and any concerns and find out exactly what they can deliver within that scope.
Buy the best block of land you can afford
Securing a lot with minimal slope, regular shape and fewer building restrictions mean you’ll have more flexibility when it comes time to design a budget-friendly dwelling.
Ask your builder!
They’ll know better than anyone where materials can be replaced with cheaper options without sacrificing too much quality. Though, try not to skimp on kitchen or bathroom areas or anything that saves you energy.
Start with cookie-cutter then break the mould
House and land packages are generally less expensive than custom builds. While it is true that the expense can rise rapidly when you change elements, if you can find a package that is pretty close to what you’re looking for in a home, just a few tweaks will likely work out less expensive than starting from scratch. If you don’t have anything really specific in mind, you could opt for a package then spend more on upgrading to luxurious fittings and finishes that make your home a dream to live in.
Find a builder who will effectively guarantee timelines, build penalties or compensation into your contract. Look to their reviews and references as to whether projects seem to run on time. A timely build saves you money in terms of the interest you’re paying on loans, any rent on your current abode or months of lost income if you plan to rent the new home out.
